Yiasou Greek Festival and Festival in the Park mean it's Fall in Charlotte NC

It is hard to let go of summer. It is difficult to get back in the swing of school schedules, sports schedules, all those meetings. There are two bright spots in September along with the cooler temperatures that are long traditions on Charlotte NC: the Yiasou Greek Festival which is September 9-12 and the Festival In The Park which is September 23-26.

The Greek Festival is mostly about the food. There is also art, dancing, lectures, exhibits, incredible exposure to culture. But it is still about the food. Greek pastries, gyros, roasted lamb, sandwiches, did I mention the pastries? Make plans now to attend the weekend event at the Holy Trinity Greek Orthodox Cathedral at least once.

Later in the month is Festival in the Park held at Freedom Park in the heart of the Myers Park. What a great opportunity to view the wares of local and regional artists with all price points represented. It is great for young and older children - with lots of entertainment. Teens enjoy walking the lake, eating the wide variety of food and browsing the booths. It is as equally enjoyable in the day and in the evening - not sure you can see it all in one visit. This outdoor event is an excuse to get outdoors and enjoy the Fall weather.

Crooked 5K for Meals on Wheels September 4 – Don’t miss this annual event at Crooked Creek Park on September 4, rain or shine. The course runs throughout the park and includes walking paths, grass, tree lines, and is the home of the Lake Murray Cross Country Invitational Run. This race is part of the Tour De Columbia. All proceeds from this race will benefit the Irmo-Chapin Recreation Commission Meals on Wheels program. Fees are $20 for runners and $10 for walkers, but after August 16 all race fees increase $10. The 1-mile Kids’ Fun Run is free. Open Registration: July 1 – September 5. However, participants must register by August 15 to ensure a race t-shirt. Tyler Wins Lifetime Achievement Award - The South Carolina Association of School Administrators honored Lexington High Principal Creig Tyler with the prestigious William B. Harley Lifetime Achievement Award. An educator for 40 years, Tyler has served students across the state as a teacher, coach, athletic director, assistant principal, and principal. Under his leadership since 2002, the students and employees of Lexington High have received countless awards including the Palmetto’s Finest Award, Palmetto Gold Award, and National Blue Ribbon School. Tyler received the William B. Harley Award and $1,500 prize at SCASA’s Summer Leadership Institute.

Sheriff to Hold Book Sale for United Way – The Lexington County Sheriff’s Department will conduct a book sale between 8 am and 6 pm this Friday, September 3 at the Lexington County James R. Metts Law Enforcement Complex, 521 Gibson Road, Lexington. All books will be sold for $1 each, with all proceeds benefiting the United Way Campaign. Lexington County Sheriff James R. Metts encourages citizens to participate in the book sale. Citizens can bring books that they wish to donate for the book sale to the front desk at the county Law Enforcement Complex. Malori Crapps Memorial Ride September 11 – The Malori Crapps Memorial Ride is scheduled for September 11. Shepeard’s Community Blood Center will be there from 1-6. Last year’s ride purchased playground equipment for Malori’s church and this year it will provide funds for purchasing equipment for a Batesburg park where Malori played. Registration is 11 – 12:30 at The Dog House at 101 Haygood Avenue Lexington. Last bike out at 1. Stops are The Dam Bar and Grill, The Wild Hare, Carolina Wings White Knoll, Charlie’s Sports Break, Ventures Bar and Grill, and Anthony’s. Ending location is at the Dog House. The Full Throttle Band will be on hand playing the music. There will be door prizes, raffles, Best/Worst Hand, Hairy chest contest, kid’s activities, food, and more. Lake Murray Baptist Hosts Rita Gumm – Lake Murray Baptist Church will host a concert September 12 at 6 PM featuring Rita Gumm, “The First Lady of the Carolina Opry” in Myrtle Beach, SC, and Archie Jordan, Two Time Grammy Award Nominee, Singer/Songwriter. Both Rita and Archie, not only will inspire you with their music, but their testimonies are full of how God had worked and blessed in their lives. Rita has appeared on National Television appearances: TBN, The 700 Club, and The Old Time Gospel Hour. Rita’s husband, Eric, a comedian/singer also at “The Carolina Opry” plans to be a part of the concert. At the University of South Carolina, athletics have played an evolving role in student life. Get Cocky: Students and Athletics at the University of South Carolina at McKissick Museum looks at the changing role of athletics at the university. Big Thursday to further improve park – The Lexington Sertoma Club is starting a tradition. Last year, the service club held an inaugural Big Thursday fundraiser to help pay for improvements at Gibson Pond Park. The money funded a boardwalk and scenic overlook on 12 Mile Creek in the park off Gibson Road. Town officials, Chamber of Commerce leaders and Sertoma Club members cut the ribbon for the new overlook Tuesday. And the Sertoma Club announced plans for another fundraiser for the park. A second Big Thursday event is planned for October 21 at the Lexington Town Conference Center. Last year’s Big Thursday steak dinner raised $8,500 for the scenic overlook. This year’s fundraiser will allow the club to add more enhancements along 12 Mile Creek and the Gibson Pond Dam, said Tommy Harmon, chairman of the Sertoma Club board. That includes extending a walkway railing along the dam so people can have easier access to the other side of the pond.

What’s black and white and needs a name at the Zoo? Want to name Riverbanks Zoo and Garden’s newest penguin? The Zoo will auction the right to name the gentoo penguin at Zoofari October 2. Ride to celebrate the life of Malori Crapps – When 7 year old Malori Crapps lost her life in an accident in 2009, she gave life. Through organ donations, she helped save four people’s lives. Last year’s Malori Crapps Memorial Ride was such a success, a second one has been scheduled for Saturday, Sept. 11. The goal is not only to help raise awareness about being an organ donor, but it is to help raise money to do good deeds in Malori’s name. Last year’s money will be used to purchase play ground equipment for her church. Registration at The Dog House, 101 Haygood Avenue, Lexington costs $20 for a single rider plus $10 per passenger. The last bike out will be at 1p.m. with best hand and worst hand prizes to be determined by the best five cards. Stops include The Dog House, The Dam Bar and Grill, Wild Hare, Carolina Wings White Knoll, Charlie’s Sports Break, Ventures Bar and Grill, Anthony’s and finally back at The Dog. House. Also a blood drive will be conducted at Sheapard’s Community Blood Center. Free food for riders, $5 for non-riders.

Lexington County kids help the hungry – Children at Vacation Bible School at Saluda River Baptist Church in West Columbia collected food for Lexington Interfaith Community Services food bank this past August. Saluda River Baptist set a goal to collect 1,000 food items during their five-day Bible School. Their motivation came from a recently published statistic, stating that 21% of SC children do not have enough food to eat.

SE County Collection Station opens in Swansea – Lexington County opened its new Southeast collection and recycling center on Wednesday. The new center on Martin Neese Road in Swansea, replaces the Gwen Bailey collection center in Gaston which has been closed. The Gaston site was located on property owned by Lexington School District Four. It was moved because the school district needed the property. The new center is located about 2.5 miles from the Bailey center on county property.

Cell phones being collected for soldiers – The Lexington County Sheriff’s Dept. now is accepting used cellular telephones for donation to Cell Phones for Soldiers. The phones will be sold to a recycling company in order to buy pre-paid phone calling cards that will be provided to U.S. military personnel who have been deployed outside the United States. Sheriff James R. Metts said used cellular telephones can be donated through September at Pine Ridge Middle School, 735 Pine Ridge Dr. West Columbia. Sheriff’s Dept. School Resource Officer Marc Isphording who works at Pine Ridge Middle School is coordinating the donation of cellular telephone at the school.

Gervais Street Bridge to be closed for charity ride – The second annual Vista Charity “Nite Owl Ride” a unique 12 hour cycling event over the historic Gervais St. Bridge, is being held on Friday, Sept. 17 from 8p.m. through Saturday, Sept. 18 until 8a.m. The will also be a 5K Fun Run/Walk from 7-8p.m. which is open to families and the general public. The entire Gervais St. Bridge will be closed for this event from approximately 6:45p.m. on Friday, Sept. 17 until 8a.m. on Saturday, Sept. 18. Al surrounding businesses will still be open with their normal operational hours and alternate routes can be taken by drivers such as the Blossom St. Bridge and the Taylor St. (Jarvis Klapman) Bridge. The Vista Charity Nite Owl Ride will benefit Children’s Chance, a local cancer charity that helps SC children with cancer, the Lance Armstrong Foundation, a national cancer charity founded by famous cyclist, Lance Armstrong.

South Carolina State Housing Loan Information

The South Carolina Housing and Finance Development Authority has lowered interest rates for first-time home buyers for the second time this year. Interest rates range from 4.75 percent to 4.875 percent depending on the borrower’s income. The Housing Authority also offers down payment and closing cost assistance of $5,000.00 for qualified borrowers.

The Housing Authority has various loan programs that may help you buy a home with interest rates are competitive and depending on your income. The major benefits to you as a first-time homebuyer are lower interest rates and reduced mortgage insurance rates that will save you thousands of dollars over the life of a mortgage and provide you and your family a more affordable monthly payment.

All South Carolina State Housing Loan Programs are based on a fixed interest rate loan with a maximum loan-to-value (LTV) of 97% (for conventional) or 96.5% (for FHA). In other words, if you buy a home for $100,000.00, your minimum down payment that would be required is $3,000.00 (for conventional) or $3,500.00 (for FHA). Depending on your income, SC State Housing may have down payment assistance funds available to pay all or part of the required down payment.

Additionally, they offer a Single Parent Program where the first-time homebuyer requirement is waived with a few stipulations: As a single parent applicant, you cannot own a principal residence at the time of closing on your new home. The borrower must be an unmarried, head of household AND custodial parent or legal guardian of at least one minor child under the age of 18 at the time of the closing. You must also provide documentation that you have been separated for a minimum of six months or have a recorded divorce decree or recorded separation agreement.

The Individual or Family Disability Program is another program where the first-time home buyer requirement is waived for all individuals or families with disabilities, but with a few requirements: The applicant cannot own a principal residence at the time of closing on their new home. You must be 100% permanently disabled or handicapped as determined by Social Security Disability Income (SSDI), Social Security Income (SSI) or be a custodial parent or legal guardian of at least one dependent (regardless of age) who is 100% permanently disabled or handicapped as determined by SSDI/SSI. Appropriate documentation will be required. And, the Housing Authority also offers the Palmetto Heroes Program 2 to help South Carolina teachers, firefighters, law enforcement officers and EMS personnel who want to become homeowners. SC State Housing officials were so pleased with the response to the $40 million program announced back in March, 2010, they decided to add additional funds to the pot and reduce the interest rate.

Palmetto Heroes 2 is available to teachers and firefighters and their administrative personnel, as well as law enforcement officers – to include dispatchers and Corrections officers, and EMS and Nurses who are currently certified in their profession, and reside and work in South Carolina or have a contract to begin working within 60 days of closing on a home. Eligible Palmetto Heroes home buyers can get a 4.5 % interest rate through SC State Housing’s First-time Home Buyer Program as well as the down payment assistance loan of up to $7,500 which could even be forgivable over time, depending on the borrower’s income. This program includes a grant from South Carolina Realtors®, to bolster the funds available for down payment assistance. These particular mortgage loans can be up to 30 years and are available through any of South Carolina’s State Housing’s network of more than 200 participating private sector lenders and brokers statewide, may not be used for refinancing. Maximum income limits are based on the median income per county and household composition.

Spring Hill Wyngate Subdivision Attracts Buyers

There is good news, right when some are saying that Real Estate sales are slow, we look at the statistics and discover that the Spring Hill Wyngate Subdivision Attracts Buyers. In just the past three months, there have been over 161 homes sold and closed in Spring Hill. This means that there are homes being sold and closed every business day right here in Spring Hill. Wyngate is only one of the many subdivisions that are attracting middle Tennessee home buyers.

This subdivision topped the "most desired" Spring Hill subdivision with eleven sales by itself. In the short period of June 1 thru August 31st, the medium list price of the homes that sold was almost $ 90 per square foot which brought the medium list price to $ 196,500. The medium sale price - what buyers actually purchased the home for was only 4% less than the asking price and these medium days on the market was less than 90 days. West View Shores has a long and interesting history. I will only cover it briefly.

In 1946, Paul and Neil DeTramble acquired the 256 acres known as the "Beach Farm" and began planning West View Shores as a community of 234 building lots complete with a "yacht basin' community park, clubhouse, stores and a gas station. The DeTrambles soon learned that dreams are not easily turned into reality. The "Yacht Basin" dredging turned into a nightmare and the brothers had to file for brankruptcy. In 1955 part of the holdings were sold to Mr. Everett Walls and were developed into the neighboring community of Bay View Estates. The remaining 85 acres of West View Shores was acquired by Bernard Segal of Elkton. The yacht basin idea was abandoned and the 23+acres are now owned by the Civic Association Share Holders.

Houses in West View Shores range from some of the original cottages to some newer larger homes along Bluff and Basin Roads. The community amenities include a wonderful sandy beach, volleyball court, picnic area, boat ramp, and pier. It is certainly a great place to call home whether is be year round or seasonal.
