Brentwood TN Real Estate Market Update November 2011

To see the above table sorted by zipcode in Williamson county for November 2011 click here.  These tables include 6 months of closed sales and 3 months worth of pending home contracts.  The table is proprietary from The Grumbles Team and may not be copied, however we would be glad to field any questions about the data.

The average price of a home for sale in Brentwood, TN is $806,448.  Brentwood is an active market with only 6.5 months of inventory compared to 6.7 for the county.  Active home listings have dropped on average only 1.1% during the listing period. Here are a few homes that would be considered average homes for sale in Brentwood, TN.

Our analysis shows that 388 homes have sold in Brentwood in the past six months that is less than half of Franklin, which is the most active city in Williamson County.  The average price of a home that has sold in the past 6 months in Brentwood is $572,938 which is a vast difference from the average listed price. Homes that sold in the past 6 months had the sellers drop the price about 2.1% and then during negotiations they dropped the price another 4.1%.  These figures are strong considering the economy with many short sales and foreclosures in our marketplace.
