If you've been following my blogs you know that most of them are about real estate:. The nuts and bolts of home ownership; most are mAeant to assist buyers and sellers. Some address agent behavior, but they've been rare.

Today I'd like to talk about REALTOR responsiveness.. This is a tough market. Every transaction is important and that is the way it should always have been. Even in the boom years of real estate, the early part of this decade. Today, every buyer is a blessing. They should have ALWAYS been treated that way.

I dislike criticizing another professional, but this needs to be said. I have a buyer relocating from another state. Their current home is listed with a "top agent". He told them that he does not return phone calls unless the caller has left multiple messages. He is "too busy" This is abdominal behavior in ANY market. A caller should always be treated with respect and should expect his call to be returned promptly...the FIRST time he leaves a message.

I'm searching for the best available property for these buyers. Many times I have questions that only the listing agent can help me with...I know from bitter experience that I have to place numerous calls and e-mails to listing agents before they will call me back and assist. This makes NO SENSE to me. I have a qualified buyer with specific needs and I, too, should be treated with respect. My inquiries should be promptly addressed.

As a "listing agent", a buyer's agent is my best friend...NO ONE makes money, NO ONE moves without the buyer. I always return my calls as quickly as I can. I gather any information I don't already have for the buyer's agent. It's my job to represent the owners to the best of my ability, and that includes returning calls and "courting" the other agent. I think if owners would check up on the way inquiries are handled by their agents, they'd be amazed at the apparent disinterest displayed by many agents.

As a REALTOR with a property to sell, it is my job to sell it TWICE: First to the other agents, so that they will want to show it to their buyers. NEXT it to the buying public, so that they will want to see it. Information is presented differently to the REALTOR than to the buying public. But the objective is always to present the property accurately and quickly.
