Should I buy "standing stock" or have a home built? by Laurel Grandle, REALTOR
Recently I've been working with clients which this exact delimna. We've found a house that meets most of their desires, it's new and ready to occupy, but not exactly what the clients want. They want a larger walk-in closet and a larger kitchen.
We're looking at rather expensive homes that they can easily afford, so they may well have a home built. But there are drawbacks to building, too.
When their home is built, they much wait about 6 months, as suppliers are much slower in delivering materials than they once were. Although the plans can be redrawn and the clients have visited numerous homes built by this builder, they don't know what it will look like...for sure...there is an element of risk.
The home already built has some extras that will not be included in the new build. The existing home has drawer pulls and knobs, wood blinds at all the windows and the rear yard is fenced. Plus building costs have increased and the new home will cost about $40,000 more. Is it worth it?
Only the client can answer that. Building new will give them the opportunity to increased the size of the walk-in closet, select appliances and light fixtures, add about 300 square feet to the floorplan, select colors of granite and tile, select wall and ceiling colors and everything will sparkle....but it is worth an additional $40,000? ONLY the client knows.
As a REALTOR it's my job to give the clients options....show them what is available, what can be done and for how much...it is NOT my job to "sell" them a house...it's my job to help them make the decision best for them and make sure they understand the pros and cons of their decisions. It's my job to help them achieve their real estate goals.
