May 2010 Greater Greenville SC Real Estate Market Conditions, Homes Sold, Average Days on Market and Homes for Sale

Greater Greenville SC Residential Real Estate(includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale for May 2010

In May 2010, there were 673 residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This is +15.4 percent increase from the 583 units that was sold in May 2009, and 5 units lower than the 678 units that were sold in April 2010. This is an indication that the tax credit that expired on April 30th had an impact on the Greater Greenville real estate market in May, and will probably have an impact on the June 2010 market statistics since these buyers have until June 30th to close on their new home.

 

Average sales price in Greater Greenville for May 2010 was $171,283, Median sales price was $144,000, and total sales volume was $115,273,238. The average Days on Market(DOM) in Greater Greenville for the month of May was 96 days. Year to date(YTD), from January 1st to May 31st 2010, there were 2767 units sold.

Average YTD sales price was $168,333, Median sales price was $141,000, total volume was $465,777,424, and the average DOM was 106 days. As of June 10th 2010, there were 7,655 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is +6.7% more inventory than the 7,175 available units as of June 10th 2009. Average list price for the currently available residential homes is $251,243, Median list price is $179,900, total volume is $1,923,265,350, and average DOM for the currently active listings is 149 days.

 

Greater Greenville SC Real Estate is still highly desirable, as we continue to see people relocating from different parts of the country. Greenville County has a lot to offer, and was recently ranked #5 of top 10 affordable places to weather the economic downturn by Forbes.com based on Affordability, Property taxes, and Job growth. Greenville, the economic center of the Upstate, has a cost of living consistently below the national average, which means that one can live comfortably and enjoy big-city amenities at a reasonable cost.
