A home that didn't sell may have any one of a number of problems. Our office recently listed one that had been on the market for quite some time and never sold. It is located in a popular subdivision in an excellent area, so many other REALTORS had shown the home while it was previously listed.
The problem is what to do to over come the stigma of the house that has been on the market for some time and not sold.
In this particular case, the home needed a lot of minor repairs and a thorough cleaning. Previous REALTORS and their clients had totally rejected the home and its reputation was earned and the home was well known for its problems.
In its favor, the home was well located, on a level lot and had a desirable floorplan, which was unnoticed because it was dirty and needed too much work.
The new listing agent reduced the price (it was also over priced) and the owner performed a lot of the minor repairs and cleaned the home. The next thing the agent did was re-introduce the property to the market.
A listing agent must sell the home twice: First to the REALTORS and then to the buyers.
She took excellent photos and wrote an intriguing description of the home...accurate AND interesting. But what to do about the reputation of the home among the REALTORS? It had been shown many times in its former condition, and, although the yard looked better, she had to convince REALTORS the inside was much improved so they would show the home.
She RE-INTRODUCED the home to the market: She created a flier, distributed to ALL REALTORS, that showed the new trim throughout the home, emphasized its charm and character, pointed out the floor plan and the new photos showed it was clean. She increased the cooperating commission offered to the buyers' agent.
I think she did everything right...and she's a brand NEW agent!
