I'm sure you've heard your realtor say pricing your home is key in getting it sold. Just like anyone, including me, we all feel that our home is worth top dollar. When wanting to sell your home fast there are three things to consider.

1) how does your home's appearance rank with the other homes for sale in your area.

2) how does your price rank with others for sale.

3) does your home have the WOW factor when someone steps in the door.

If you don't have all three of these and others do in your area, your home will sit on the market. TIPs on getting your home sold fast. Before your Realtor puts your home on the market, tell your Realtor you want to see all of your competition in a 1/4 mile radius and then come to your home with the same focus. Be honest while answering the following questions:

1) was my home the shiniest Apple,

2) was my home priced higher than 50% of homes viewed.

3) which home would you take out a 30 yr loan to buy.

note: while looking at the area homes take note of what you see, is it cluttered our does it show like a model. Rate them, then rate yours. Key, be fair to yourself..your home may not have the market value you think or it could be more..
