The Grumbles Team has prepared this proprietary report covering the real estate market trends in Williamson County over the past 6 months. This first chart shows the past year how the market has fluctuated. Sales were higher in December than in January in Williamson county as the absorption rate increased. That increase combined with many homeowners concerned over having a home for sale over the Holiday period were responsible for the steep decline in the Months of Inventory. The entire county active home median sales price is $399,900 and median closed home price is $358,554 over past 6 months indicating that the homes that are for sale could stand to have a price reduction to match the price point that the consumers are buying properties. This city of Nolensville is still vibrant with a 17.7% pending ratio. It might still be the hottest city in Williamson County.
