The Grumbles Team understands the local real estate market and will work with sellers to show them exactly how to sell homes for more money and in less time than selling as an unrepresented seller or using an a la cart service. They promise commission savings, but improperly marketing the home and incorrectly pricing it only leads to frustration later and lost dollars when a sale isn't realized.

Consult with the Seller on proper marketing strategies, including staging. Consult with the seller on what their goals are in selling a property, share with the seller the market research, and how our proprietary reports can help us determine the most marketable price, Fully review the listing agreement paperwork, schedule a photographer to show the homes features in the best light, install a NAR recommended safe lock-box on the property, install an EXIT REALTY sign on the property indicating your intentions to sell and make an EXIT, prepare a marketing story for the the experience of owing the home including, dining entertaining, and shopping. Conduct market research as to who the potential buyers might be and where they are currently (relocation), conduct MLS research as to what agents may have the future buyer for your home, market to those agents, market to the agents with listings that may be the future buyer for your home (move-up buyer and empty-nester buyers for example). Prepare virtual Tour of the property to showcase the property to buyers doing their research online. Make sure that the property is dominating Google for the area and type of property.

The Grumbles Team does all of this and much much more to get your house SOLD, why because we only get paid when it is SOLD. (And we have not even begun to talk about the negotiating, Title, financing, etc.) A typical a la cart reduced service listing company gets paid up front, so their incentive to do anything else to assist in actually selling your home is zero. When the seller realizes that in a good market or in a bad housing market, that the professional marketing and services provided by a full service agent can generate a higher net. It may be to late as the seller already spent months in a declining market watching their values decline and spent the money up front on a service that did not generate the expected results.
