Today I took a buyer out to tour homes in our area. Many were all brick or EFIS. The buyer didn't know about EFIS, so I explained: EFIS was first used in Europe to repair buildings after WWII. It was less costly than brick and applied to buildings that were constructed of brick or stone, originally.
In the USA, it was used commercially, over steel studding and with no problems. EFIS is a rather unforgiving system: It's very "tight". When applied and maintained properly, water cannot get into or out of an EFIS (Exterior Finish and Insulation System) structure. It has a multi-layer application usually involving styrofoam first, then a few other layers of materials, usually glued together and then covered with synthetic stucco. It's beautiful and elegant in its finished state and makes a very nice facade.
IF there is any "break" in the EFIS system: Windows, doors, electrical wires, etc., there is an opportunity for water intrusion...and the water cannot get out! ALL areas around windows, doors, electrical wiring/breaker boxes, vents, etc. MUST be properly caulked at all times.
The homes we saw today that were synthetic stucco ALL had signs of water intrusion; window frames were rotting, areas around sliding doors that met decks were rotting and showing signs of water intrusion. There's no way to tell without an expert how much damage is present in any of the homes, but an untrained eye could spot problems...the owners had NOT properly caulked and maintained the caulking...or perhaps the EFIS was not installed as directed by the manufacturer. The results are the same: Water between the synthetic stucco exterior and the inside walls of the home.
I've personally seen EFIS homes with $35,000 damage with NO visible damage...an inspector with a moisture reader discovered the intrusion. It's very important to have an EFIS exterior inspected by an expert. Asking owners to provide an EFIS Warranty further protects the buyers.
Even if properly applied, inspected and warranted, a synthetic stucco home has a stigma...too many buyers will not even look at them or consider owning them. It doesn't seem fair, but it's a fact...a cursory look on the internet will reveal many lawsuits regarding synthetic stucco and since a stucco home costs about the same to build as a brick home, why take the risk? Build with brick...buy a brick home...it's safer.
Newer EFIS homes have a system that is different from the earlier ones: There's a way for the water to escape! But is the stigma too ingrained for this to matter? Will the buyer still refuse to purchase a synthetic stucco home? And will REALTORS continue to be reluctant to show and sell them?
